InterNACHI estimates that of the 45 million existing decks in North America, only 40% are completely safe, and during an inspection the assessment of a deck’s safety depends greatly on the professional judgments of the inspector.

Although they are seemingly simple structures, many people do not realize that decks need to be designed to adequately resist certain stresses. A proper inspection will include an evaluation of the following:

  • The foundation and underside of the deck
  • Deck loads
  • Footings & posts
  • Girders & beams
  • Ledger connection
  • Ledger board and band joist contact
  • Cracks in any part of the deck or foundation
  • Connectors & fasteners
  • Posts & rails
  • Guardrails
  • Decking
  • Stairs
  • Deck lighting
  • Stair handrails
  • Electrical receptacle
  • Deck location
